Real estate market: where do we stand?

The market in Troyes and its surroundings has stabilised after the upheavals of recent years. Properties priced correctly find a buyer within a few months; overpriced ones sit longer on the market. Our job is to position you at the right price and at the right time.

This stability does not prevent differences between neighbourhoods: the historic centre and Sainte-Savine remain in demand, while some properties in La Chapelle-Saint-Luc take more patience. We tell you this at the first visit.

How much are your fees?

Our fees depend on the type of project and the property involved. The full fee schedule is published on our Fees page: you will find there the rates applied to sales and rentals, and who bears them.

Do I need a diagnostic before selling?

Yes. The technical diagnostic file is compulsory before putting a property on the market: DPE, asbestos, lead, electricity, gas, depending on the age of the property and the area. We tell you, from the valuation, which diagnostics to plan and which providers to call.

How long does it take to sell a property in Troyes?

The time varies depending on the neighbourhood, the price and the condition of the property. In Troyes and the surrounding communes, a sale that has been properly prepared and positioned completes within a few months; we give you an estimate of the time once the listing goes live.

What documents do I need to provide to rent?

ID, proof of address, last three payslips and last tax return. Guarantors are asked for the same documents; we send you the full list when the lease is signed.

Do you also manage rentals for property owners?

Yes. We support landlord clients: finding the tenant, viewing, putting the file together, drafting the lease and the inventory of fixtures. Our fees are published on our Fees page.
